The Newnan Lakes Master Association is responsible for the upkeep of the common areas (Lake Area, Boardwalk, Playground, Main Entrance Signs at Newnan Crossing Bypass and Lower Fayetteville Rd, and all landscaping in-between).  For comments, questions, or concerns, please contact CMA.

The Newnan Lakes Master is made up of several entities that contribute to the maintenance of the common areas:

• Benton House

• Candlewood Suites Hotel

• Chevron Gas Station

• Claiborne Assisted Living Center

• Doctors Offices

• Highlands Condos

• Highlands Single Family

• Lake Shore

• Lake View

• Parkside

• Vinings Apartments 

*Notes:  

• All pay dues toward the master, but not all pay dues toward maintaining the playground/lake areas

• Madison Park is not a member of the Master and pays no dues.  They are a member of the Amenities Sharing Agreement

Amenities Sharing Agreement

The Amenities Sharing Agreement allows Madison Park to utilize the park and lake in exchange for the use of their pool and clubhouse.  The Amenities group consists of (see Figure 1):

• Highlands Condominiums

• Lake Shore

• Lake View

• Madison Park

• Parkside

*Notes: 

• Members will split the costs of maintaining their portion of the shared amenities of both communities, including the playground, lake areas, clubhouse, and pool

• Highlands Condos have access to all amenities but do not share the costs of operation
